Discovery

We start with a conversation. What kind of home, which neighborhoods, what budget, what timeline, what's non-negotiable, what's flexible. No pitch. No pressure. We listen for 30–45 minutes and ask clarifying questions.

Financing

We connect you with vetted lenders if you don't have one. Lane spent years inside Washington Mutual and Chase, so he speaks the mortgage language fluently. You go into the search pre-approved with a clear maximum and a clear monthly comfort number.

Search

We set up a custom search across MLS, plus off-market listings the team has access to through 38 years of coastal OC relationships. You see properties that match your real criteria, not a generic feed.

Showings

Same-day or next-day showings across HB, Newport, Long Beach, and adjacent areas. Your primary agent attends every showing personally. We tour with you, not for you.

Education

As we tour, we teach you what we're seeing. What the inspection will likely flag. What the neighborhood is really like at 7am and 7pm. What the comps say. By the time you're ready to offer, you understand the market the way an agent does.

Offer Strategy

When you find the property, we run the numbers. What it's worth, what comparable buyers have paid, what the seller is likely to accept. We structure the offer to be competitive without overpaying. Sometimes that means we recommend walking away.

Offer

We write and submit the offer. Lane is a Certified Negotiation Expert (CNE) and leads complex negotiations directly. Our offers tend to win not because they're highest but because they're cleanest: realistic contingencies, strong deposit, fast close, clear language.

Negotiation

Once accepted (or countered), we negotiate terms: price, repairs, contingencies, timing. We do this in real time over the phone with the listing agent. You hear from us after every conversation, not three days later in a forwarded email.

Contract

Once you and the seller agree, escrow opens. We coordinate with the seller's agent, title company, your lender, and every other party. You don't manage anyone.

Inspections

We attend the inspection with you. The inspector walks us through what they're finding in real time. After the report comes in, we review what's normal, what's negotiable, and what's a deal-breaker.

Loan & Closing

Your lender clears conditions, the appraisal comes back, your loan docs are drawn. Joanne Chaikovsky, our certified Transaction Coordinator, owns every deadline. You sign final documents. Funds release. Keys transfer.

Beyond

Post-close, you have the team's full vendor referral network: movers, handymen, electricians, contractors, lenders for refinancing, insurance brokers. You get a market check-in once a year on your home's value. Most clients call us again 5–15 years later for the next move.

What does it cost to work with a buyer's agent?

In coastal Orange County, buyer’s agent compensation is typically paid through the transaction at closing, included in the broader real estate fee structure. You do not pay us directly out of pocket.

Following 2024 federal rule changes, California now requires buyers to sign a buyer-broker agreement before we can show you properties. This agreement specifies how we’re compensated. We walk through it with you before you sign so you understand exactly what you’re agreeing to.

In some transactions, depending on the listing terms, there may be a small gap to negotiate. We tell you up front when that’s the case.

No. Our buyer-broker agreement is short-term and tied to specific properties or short time windows, not a 6-month lock-in. If after our first showings together you decide you don’t want to keep working with us, you can release us.

We’ve never had a buyer try to leave us mid-search. We mention this so you know the option exists.
