Most real estate sites say “we work with all investors.” We don’t. We’re sharp on specific property types and deal sizes in coastal OC. Outside that zone, we’d rather refer you to someone better than handle it badly.
The analysis you get
Before you offer on anything, we run the math. Not estimates. Specific numbers based on current market rent comps, current cap rates, current financing options, and your specific tax basis or 1031 exchange timing.
Capitalization rate — the property's annual net operating income divided by purchase price.
We pull current rent comps for comparable units in the same building or block. We back out realistic operating expenses (property tax, insurance, maintenance, vacancy, HOA where applicable). We give you the cap rate the property will actually produce, not the seller's pro-forma cap rate.
If a listing claims 5% and the real math says 3.8%, we tell you 3.8% before you offer.
Annual pre-tax cash flow divided by total cash invested at acquisition.
This is the number that matters most to most investors. We run it on multiple financing scenarios (conventional 25% down, conventional 30% down, all-cash) so you can see how the deal pencils under each.

We coordinate with your qualified intermediary to make sure the timing works on both ends: the sale of your relinquished property and the purchase of the replacement.

Here’s how an investor engagement actually unfolds.
We define what you're looking for: property type, target neighborhoods, price range, cap rate floor, cash-on-cash threshold, hold strategy (long-term rental, short-term rental, value-add, flip). A 30–45 minute conversation, not a 90-minute discovery.
Cash, conventional loan, DSCR loan, portfolio loan, or 1031 exchange-funded. We work with vetted commercial-residential lenders for investor financing, which is different from owner-occupant loans. Pre-qualification or proof of funds in hand before we tour.

Cap rates in coastal OC are tight compared to inland California and most other markets, because property values are high and rent appreciation lags appreciation in property values.

Coastal OC investors generally accept lower cap rates than inland investors because appreciation has historically been strong and the inventory is constrained. We’ll talk through whether that trade-off fits your strategy.

We coordinate with your qualified intermediary (QI) on both ends: the sale of the relinquished property and the purchase of the replacement. We track the 45-day identification window and the 180-day closing window. If you don’t have a QI, we refer you to QIs we’ve worked with successfully.

We work with short-term rental investors actively, but the regulatory landscape varies sharply by city in coastal OC. Huntington Beach has specific short-term rental ordinances. Newport Beach has different ones. Sunset Beach and parts of unincorporated OC have looser regulations.
We can walk through the current rules for any specific property and tell you what’s actually allowed. Don’t trust a listing description that claims “STR-friendly” without verifying directly with the city ordinance. We do that verification before you offer.
Investor loans are different from owner-occupant loans. Common options:

Investor representation follows the same compensation structure as owner-occupant transactions in California. Compensation is typically paid through the transaction at closing, included in the broader real estate fee structure.

For the listing side (when you’re selling an investment property), commission is paid at closing as a percentage of the sale price, structured during our first conversation.
